Is DreamCity Capital a real estate crowdfunding platform?

Unlike crowdfunding platforms, DreamCity Capital owns all its real estate projects and funds them to their viable phase prior to our investment offerings, thus minimizing associated risk for our investors. Our investment offerings are unique opportunities to acquire equity in viable and commercially driven real estate assets expertly managed and administered by DreamCity Capital.

Is DreamCity Capital regulated or registered and secure?

1. We have been granted an "Approval-in-Principle" by the Securities and Exchange Commission Nigeria (SEC) under the Accelerated Regulatory Incubation Program (ARIP).

2. Our trustees (Afrinvest Trustees Limited) and internal corporate governance structure provide continuous oversight, supervision of our processes, risk management, and transparent administration, thereby enhancing the trust and security of your investment.

What is an SPC or a Special Purpose Company?

What is Earth Moon & Mars Investment Category?

Our investment offerings are streamlined into three(3) categories due to their unique nature, see detail as follows;

Earth Investment Category:
1. These are investment offerings with fixed ROI and backed by cashflow from the specific real estate and with a hybrid repayment structure.
2. Repayment structure comprises of a quarterly payment of Capital invested plus returns over the investment duration.
3. Investment duration shall vary from 1year to 4years.
4. Returns ranges from 10-15% per annum & 30% cumulatively, however subject to the final performance of the assets.
5. Our Specific Purpose Company strategy does not apply under this category of investment because the investments are tied solely to the cashflow from the real estate asset.
6. This category is meant for commercial assets with daily revenue generation; the investment offering is be tied to the monthly revenue performance of the specific asset or project.

Moon Investment Category:
1. This is an investment offering on real estate assets with variable earnings from rental income and asset appreciation over a hold period of 3-5years.
2. Investor’s earnings shall be cumulatively from monthly/yearly rental income and resale of asset after attaining our appreciation target.
3. Repayment structure comprises of monthly/yearly earnings from rental income and a lump payment upon the resale of the asset.
4. Investment duration shall vary from 3year to 5years subject to our offering details.
5. Our Special Purpose Company strategy does apply under this category of investment, upon completion of investment offering the property shall be warehoused under an SPC.
6. This category is meant for residential and commercial assets with high rental demand and with huge potential for appreciation within 3years.

Mars Investment Category:
1. These are investment offerings for equity ownership in development project, earnings shall be from the entire value chain of the project thus offering high returns on investment.
2. Earnings are distributed at the end of the project completion or in tranches at different completion phases of the project, subject our discretion.
3.Investment duration shall vary from 3year to 5years.
4. Target returns ranges from 20% per annum, however subject to the performance of the project(s).
5. Our Special Purpose Company shall warehouse assets (with value proportionate to sum invested) within the specific development project in security and the title document for these assets shall be in kept in trust by our trustees.
6. Our trustees shall manage the entire process to ensure trust and transparency.
7. This category is meant for residential and commercial assets in high demand location and with huge potential for return.

Can I terminate my investment mid-way?

Investments offered by DreamCity Capital are intended to be held until the end of the Investment duration; however, we may provide a secondary market exit window (referred to as “Exit Window”) for some investment offerings on our platform, where you can sell your investment before the end of the investment duration. Please note that our Secondary Market Exit Window when provided, is subject to willing buyer/willing seller negotiation and thus, there is no guarantee that you will be able to sell your investment within the shortly possible time.

Investment Cancellation Policy

Account user can only withdraw sum paid for investment within the investment offering window, once the investment offering window closes funds tied to investment cannot be withdrawn. Withdrawal of funds within the investment offerings window is subject to 10% deduction as applicable charges.

What is Investment offering window?

this refers to the timeframe for which an investment offering is open for Users/investors to invest in the offering, the investment duration commences once the offering window ends.

What is the meaning of Greenfield project?

this refers to investment offering(s) on start-up (begining stage) real estate development projects designed for investors to invested funds right from the commencement of the project; this investment offering falls under “mars category”.

What is the meaning of Investment Duration?

this refers to the lifespan of the particular investment offering along with the SPC company where applicable, an investment duration is considered completed once investment is closed and then capital and returns are remitted to investors.

What is the meaning of projected annual returns?

This represents the estimated returns on your investment calculated on yearly basis as advertised on the platform.

What’s the meaning of Project Annual Appreciation?

This represents the estimated appreciation on the real estate (tied to your investment) at the end of the investment duration, when it is sold; this is only applicable to Moon Category of investment.
